Job Title: Property Manager
Location: Lagos
Job Description
- Do you have a background in facilities management? Do you have strong coordination and planning skills? Would you like to be part of a global organisation?
- As the Property Manager, you will report to the Global Head of Real Estate on the implementation of the strategy set for the building; financial (NOI etc), marketing/ media, improvements etc.
Duties and Responsibilities
- To report to the Global Head of Real Estate on the implementation of the strategy set for the building; financial (NOI etc.), marketing/ media, improvements etc.
- To manage the lease(s) administration, reviews and renewals in cooperation with the Legal and Finance teams.
- To develop the service charge budgeting and reconciliation and submit to the Global Head of Real Estate and Finance.
- To manage rent and service charge collection. To assist the Legal Team and institute legal actions for the collection of rent and to dispossess tenants or other persons unlawfully holding the property, and when expedient, to settle, compromise and release such claims.
- To ensure the proper financial management and reporting for the property. To manage deposits, bank guarantees, bank loan repayments and account administration in collaboration with local and global Finance.
- To manage capital improvements, ensuring compliance with the landlord design and quality standards.
- To cooperate with and assist lawyers, brokers, leasing agents, appraisers, real estate tax consultants, mortgage bankers, insurance adjustors, design consultants, and other professionals which may require to be retained from time to time to develop, sell, lease, or evaluate the property or to appeal assessed values.
- To manage tenant fit-outs, ensuring compliance by tenants with all terms of the lease agreements including compliance with landlord design standards for tenant fit out.
- To continually assess the supplier and service contracts and give feedback to the Global Head of Real Estate and Finance where improvements can be made.
- To maintain relationships with third parties; local authorities, parking etc.
- To ensure that the Marketing team update the contents of the website in relation to spaces available for let.
- To maintain insurances for the building.
- To ensure regulatory reporting including compliance with fire and safety audits and welfare management.
- To recommend and put in place location specific policies; recycling, ISO, tenant ticketing system, tenant satisfaction surveys, etc.
- To manage the direct hire where appropriate of facilities managers, engineers, cleaners, receptionists, etc.
- To support and manage the Facilities Manager in his/her roles and responsibilities.
Skills and Competencies
- Qualified Property Manager
- Qualifications in areas such as Building Management, Business Studies, Construction, Surveying, Building Services or Facilities Management would be desirable
- 5+ years of demonstrable experience in a similar role, in this geographic location. Must be thoroughly familiar with property management.
- Interpersonal, relationship-building and networking skills
- Procurement and negotiation skills

- Project management skills
- The ability to draw information from various sources, including people
- Clear and concise writing skills and the ability to handle long and complex documents
